Ask for references from companies similar to yours—and actually call them. Bonus points if those references are from within Washington.
4. What’s Their Plan for Staffing and Supervision?
“Yeah, we’ll send someone over” isn’t a staffing plan—it’s a red flag. You need to know:
- How many people will be on-site
- Who supervises them
- Whether they’re W-2 employees or subcontractors
- If they rotate teams (continuity matters!)
A good contractor can explain this without sounding like they’re making it up as they go.
5. Do They Provide Documentation and Reporting?
If it’s not documented, it didn’t happen—at least that’s how compliance officers tend to see it. Look for contractors who can provide cleaning logs, incident reports, and SDS files. This isn’t about being fancy; it’s about being prepared for audits and inspections (and avoiding that “uh-oh” moment when someone asks for records you don’t have).
6. How Transparent Is Their Pricing?
Lowball bids are tempting—like gas station sushi. But they often leave out key services or slap you with surprise fees later. Make sure the bid clearly outlines:
- Scope of work
- Frequency
- Equipment and supplies provided
- Any exclusions (and ask why)
